From the first meeting to the completed project, we focus on clear communication cooperation, punctuality and detail.
All our projects, be it a single storey extension, a multi storey extension, a semi-detached extension, a loft extension or a new build as well as for internal design and execution for example, bespoke kitchens and bathrooms are executed with high quality materials and to an agreed time schedule.
We undertake new developments, changes of class for different use and conversions to houses of multiple occupancy HMO’s. On request we provide interior design and supply the best choice of furniture and accessories.
Our approach
We approach every project by trying to find the best solution as if for ourselves. Before we can start any project we must:
See the place, the space, the proposed or completed building work
Understand our customers’ wishes, priorities, concerns, interests.
Be able to propose a variety of designs to provide a starting point for the evolution of the project
Meet at the premises.
Initial contract
Meet with the customer and put together some ideas based on their aims and objectives for the project having access to accurate floor plans of the existing building.
Existing floorplans, views & sections - if not available (from £350 for one bedroom house)
We will measure and produce in scale the necessary documentation for a possible planning application.
Conceptual Design (£50/hour, minimum £300)
We will present the customer with a variety of proposals, printed on paper, in a mixed technique, depicting the conceptual design of the entire area/house in a scale of 1:100 or 1:50, as well as larger views and perspectives.
Final Design for Planning Application(£50/hour, minimum £200/ space)
We will provide all the necessary documentation with the requested detailed plans in 1:50 and/or 1:20 scale with sections, views and perspectives of the chosen project.
Submission of Planning (£ 300 )
Submitting the documentation for approval to the planning department.
Alterations or changes to the plans (£.50/hour)
If changes are requested by the Planning Authority.
After planning approval (or during) - Choosing the final products (£50/hr, min. £300)
At this stage if the customer wishes to proceed, then we can also provide a range of products and furniture within the customer's budget to be chosen from. This may include lamps, curtains, rugs etc. Colours, materials and style can be discussed at this stage.
We can provide an entire list of products with prices of a selected range of your choice from which the customer can make their final choice.
Final choices and delivery (£50/hr, min. £200) with a clear contract
Delivery dates and prices of the customers final choice of products will be provided.
For design supplies we work with suppliers, some of which are in Italy where we have a base, with an additional base in London.
Our execution ( price to be confirmed)
We will propose a draft contract for final execution of the project to be approved by the client followed by the final contract with clear details about responsibilities and payments.
For particular made-to-measure pieces which have to be fitted on site, we would provide a separate quote/ contract.
Congestion charges, parking difficulties etc. can add to the overheads for the construction stage if we need to use our team. Covid19 virus delays may need to be taken in consideration.
Following Brexit some materials, deliveries, prices and/or exchange rates may be unpredictable and these would need to be taken into consideration.
Project management (price to be confirmed)
We will provide the project management for the whole duration of the build until completion.
Additional services (£75/hour)
At customers request and assuring no disclosure to third parties, we provide consultancy on artistic choices to fit your premises (from art pieces to artists) and we can recommend specific auctions, where you can participate directly.
A special centrepiece or ornaments can be sourced for your home and/or garden in this way.
